BATTLE CREEK, Mich. — A groundbreaking ceremony took place Wednesday, November 19, for a 252,000-square-foot industrial expansion at 201 Watkins Road, just off I-94 (Exit 92) near the Battle Creek Fort Custer Industrial Park.
The project is being developed by Clark Logic and Great Lakes Capital through their partnership, IPUSA. The new expansion will feature 12 loading docks and knockouts for 20 future docks. Wolverine Building Group has been selected as the general contractor, with AR Engineering providing engineering services. Financing is being provided by Indiana-based lender First Internet Bank.
Development at the Fort Custer Industrial Park South Campus began with a 270,000-square-foot facility that was completed and leased to Zoetis in 2021. It was later sold to the animal health company in February 2025. A second 252,000-square-foot building (Phase II A) was completed and leased in July 2025. The upcoming 252,000-square-foot expansion (Phase II B) will double the size of the second facility to a total of 504,000 square feet.
“This next phase represents our continued investment in the Battle Creek region and our commitment to growing high-quality industrial space that attracts and retains business,” said Jamie Clark, president and owner of Clark Logic. “We’re proud to continue this partnership between Clark Logic and Great Lakes Capital as we expand the region’s economic potential.”
Beyond Fort Custer, IPUSA is also leading major development at Pavilion Commerce Park on East N Avenue, just south of I-94 off Sprinkle Road in Kalamazoo. To date, 624,000 square feet have been completed and leased across two phases. Two additional buildings — Pavilion III (306,000 SF) and Pavilion IV (502,000 SF) — are planned, reinforcing Clark Logic and Great Lakes Capital’s ongoing commitment to expanding industrial and warehouse capacity across Southwest Michigan.
“Our goal is to provide the move-in ready industrial developments that support Michigan’s manufacturing and logistics economy,” said Jeff Smoke, managing director and principal at Great Lakes Capital. “With the Fort Custer and Pavilion speculative warehouse developments, we’re positioning the region for long-term growth and investment.”
Since the commencement of the first spec building in 2020, IPUSA has successfully leased 1.38M square feet of Class A industrial space along the I-94 corridor between Kalamazoo and Battle Creek.
